Property Management in PuneA flat in Pune you do not live near.

Owners abroad, in another city, or simply with a day job. The rent arrives late, the society wants an NOC nobody applied for, the agreement was never registered, the tenant left and the deposit argument lasted three months. None of it is difficult. All of it needs somebody local who does it on a date.

 • Tenant search and screening
 • Registered leave and licence agreements
 • Rent follow-up and records
 • Repairs, upkeep and inspections
 • Society NOC and police intimation
 • Pune and PCMC

property management in puneWhy we are credible on this, and what we are not

Plan With YOLO is an event company, and this is not a side line we invented for a website. Vinayak Jadhav ran four hospitality properties before and alongside building this company — a lounge, a kitchen, a resto bar and a banquet garden. That is the whole job of property management on a faster clock: leases, licences, deposits, contractors, inspections, staff and somebody complaining at ten at night.

What we are not is a broker. We do not live on one-month brokerage and move on. And we are not your lawyer or your chartered accountant — the agreement is drafted and registered by people qualified to do that, and your tax position stays with your CA. We are the person on the ground who makes the dates happen and sends you the photographs.

See facility management for buildings rather than flats, and society maintenance for the committee side.

 • Tenant search, shortlisting and screening — employer, references and documents checked
 • Leave and licence agreement drafted and registered, not a printout signed at a table
 • Inventory list and dated photographs at handover and at exit
 • Rent followed up on a date, with a record you can read from anywhere
 • Quarterly inspection with photographs, and repairs organised and quoted before they are done
 • Society NOC, non-occupancy charges and police intimation of the tenant handled
property management in pune

what it coversThe six things owners actually lose money on.

In the order they happen.

Screening the tenant

Employer, previous landlord, identity and address documents, and a look at how the family actually intends to use the flat. The cheapest month of vacancy is far cheaper than the wrong tenant.

Registering the agreement

In Maharashtra a leave and licence agreement is required to be registered, and an unregistered one is a weak document the day it is needed. It is a small cost and it is the single most skipped step.

The inventory and the photographs

Every fitting, appliance and piece of furniture listed, with dated photographs of each room. Deposit disputes are won or lost on this list and nothing else.

Rent and follow-up

A due date, a reminder before it, a record after it. Owners overseas usually discover a payment problem two months late because nobody was watching the date.

Society and civic paperwork

The NOC the society requires for a tenant, non-occupancy charges where they apply, police intimation of the occupant, and the PMC property tax position — a flat that is let out no longer qualifies for the self-occupied concession, which surprises most owners.

Upkeep between tenants

Painting, deep clean, plumbing, pest control and the small repairs that decide whether the next tenant pays the asking rent or negotiates it down.

the kinds we doThe owners we work with in Pune

01

NRI owners

A flat bought as an investment, visited once every two years, and currently managed by a relative who did not ask for the job.

02

Out-of-city owners

Living in Mumbai, Bengaluru or Delhi, with one or two flats in Pune and no time for a Saturday site visit.

03

Owners with several flats

Three to eight units across different societies, where the only real problem is that nothing is on one sheet.

04

Second-home owners

A place in Lonavala, Mulshi or near Pune used a few weekends a year, which needs watching more than letting.

05

Commercial units

A shop or an office floor, where the deposit is larger, the agreement is longer and the fit-out rules matter.

06

Pre-handover investors

Possession taken, flat empty, and the carrying cost running while nothing is let. See possession ceremonies.

07

Inherited property

Co-owned by siblings, rented to somebody on a handshake years ago, and overdue for a proper agreement.

08

Short-stay and serviced lets

A different licence and tax position entirely, and a different kind of upkeep. We will say plainly whether a flat suits it.

They are all avoidable and all common.

An unregistered agreement

A leave and licence agreement in Maharashtra is required to be registered, and plenty are not, because registering it costs a little and takes an appointment. The cost is trivial next to the difference it makes the day there is a dispute about possession, rent or the deposit. If an agreement is the only document protecting a flat, it should be the strong version.

No inventory, no photographs

At exit, the tenant remembers the geyser as already faulty and the owner remembers it as working. Without a signed list and dated photographs taken at handover, the deposit is settled by whoever argues longer. Ten minutes at the start settles it.

Nobody told the society or the police

Most societies require an NOC before a tenant moves in and charge non-occupancy on a let flat. Pune Police expect the occupant to be intimated. Skipping either is fine until the day it is not, and then it is the owner who is asked.

The property tax concession nobody reconsidered

A self-occupied residential flat in Pune attracts a concession that a let-out flat does not. Owners who let a flat and never revisit the municipal record are carrying a position that does not match the facts, and the correction tends to arrive as arrears rather than as a letter.

One more, which is not a mistake so much as a habit: chasing rent by WhatsApp and remembering it by feel. A due date, a reminder, a receipt and a running sheet turns a recurring irritation into a line in a file. That is most of what a management arrangement is actually buying.

Top rated event companies in Pune: what separates them

The listings for Pune are ordered by ad spend and review count. Both are worth something, and neither answers whether the team has worked your kind of venue.

A team that has worked Pune knows the access, the power and the society timings. Ask for that, ask for the breakdown, and ask who runs the day. Our contact page has both numbers and WhatsApp, and you will get an itemised scope back rather than one figure.

Property management in pune — FAQsQuestions people ask us.

Can't find yours? Call or WhatsApp — a planner answers.

Are you a broker?

No. A broker is paid once, when the flat is let, and has no interest in what happens in month seven. We are paid to manage the property through the year — the agreement, the rent dates, the inspections, the repairs and the exit. We will help find a tenant, and that is one task inside the arrangement rather than the whole relationship.

Can you manage a flat if I am outside India?

Yes, and most of this work is for owners who are. You get the shortlist with documents before anybody is signed, the registered agreement, the dated inventory photographs, a quarterly inspection set and a rent record you can open from anywhere. Nothing is spent on repairs without your approval on a quote.

Do you guarantee the rent?

No, and you should be careful with anyone who does. We screen the tenant properly, register the agreement, hold a sensible deposit and follow up on the date — that is how rent risk is actually managed. A guarantee from a management company is either priced into a lower rent to you or is not worth much when tested.

Who drafts the agreement?

A lawyer or a registered agreement service, not us. We get it drafted to the terms you approve, arrange registration and keep the executed copy. We will tell you which clauses matter in Pune — notice, lock-in, deposit, maintenance liability, the society's own rules — but the document is signed off by someone qualified to draft it.

How do repairs work?

Small things we fix and tell you about. Anything above a limit you set gets a quote and a photograph first and is not started until you approve. Contractors are paid against an invoice, and we take no margin or commission from any of them.

Do you handle commercial property as well?

Yes — shops, office units and small standalone premises. Commercial is a different job: longer agreements, larger deposits, fit-out and signage approvals, and a landlord-tenant relationship that is more about the building than the furniture. Say what the unit is and we will be straight about whether we are the right fit.

Which is the best event management company in Pune?

Search results do not rank planners by quality, so the label is only ever someone's opinion. Plan With YOLO has planned events since 2013 out of Pune and handles nri owners, out-of-city owners and owners with several flats in Pune. Ask to see work from the same kind of event, not a showreel of somebody else's.

How do I find property management companies near Pune?

Start with teams that already work in Pune — they know the venues, the loading access and the society rules, which is where most local jobs go wrong. Our office is in Anand Nagar off Sinhagad Road and the crew travels to Pune with its own kit. Send the date, the venue and a rough guest count and you get a scope back the same day.

What do top rated event planners in Pune charge?

It moves with guest count, venue, the scale of décor and stage, and whether the date is in season. A wedding date in season and a weekday corporate meeting in Pune are not comparable, so a quoted range before anyone has seen the brief is not worth much. You will get an itemised scope for your own event, and every line on it can move.
